Reservation

Once you have chosen your new home we will assist you with the completion of our reservation paperwork, including Help to Buy where required. At this point you will need to pay your reservation deposit which secures your new home.

Getting the right financial advice

If you already have a mortgage agreed you may have already spoken to a financial advisor to confirm your affordability. We understand the financial aspect of buying a property can be daunting so if you have any questions we will be on hand to provide the answers. Once you have received your mortgage offer you will confirm this to us and instruct your legal advisors.

Instruction your Solicitor/Conveyancer

Your Solicitor will handle the procedural aspects of buying your property and will manage the purchasing of your new home. Together with your chosen Solicitor we will work together to answer any enquiries you may have.

Exchange of Contracts

Your Solicitor will advise you when you are ready to exchange the contract for your new home and this will be supported with an exchange along with a contract deposit.

Choice and Options

This is the fun part and we understand choosing and buying a home is one of the most important decisions of your lives. The earlier that you exchange the more choices and personalisation can be achieved with our aim to make each house unique. We can offer a little inspiration if need and perhaps enhancing your personal touches by choosing from our wide range of optional extras.

Build progress and up-dates

As the completion date nears we will always keep you up-to-date with progress of your home and discuss the projected date when you can move into your beautiful new home.

Completion and Keys

We now hand you our new FlorCon Developments home and for peace of mind all of our properties come with 10-year warranty from either LABC or NHBC.

To help ensure you are fully conversant with your new home our sales team will agree a convenient time to run through everything with you and this is when you get the keys to your property.

Help To Buy

With only 5% deposit you can move into a FlorCon Developments home.

How does it work?

When buying a FlorCon Developments home up to the maximum value of £600,000 the Government will lend you up to 20% of the property’s value. This is lent to you as an interest free equity loan, remaining interest free for five years.This means you’ll then only need a mortgage for 75% of the property value, and a 5% deposit.

Who can use it?

There are different types of Help to Buy schemes that have been backed by the Government. The Help to Buy ISA is available for first time buyers, but the Help to Buy Equity Loan is a scheme that’s available to existing home owners too.
